		<description>So my experience has been that if the buyer uses the seller&#039;s title company then the bank/reo will pay transfer taxes or title insurance. The buyer has the right to use their own settlement or title company and if they make that election then the bank/reo will not pay the incentives. It is already in their addendum as an incentive.</description>

		<description>You are right about this new law.If the bank has a choice who they sell the property to they will work with the person who will make the transaction easiest and most likely to close.I think the banks choose a title comapny they are comfortable with.Beleive it or not there are some real piss poor title companies out there.</description>
