Jacob - Light staging, of course, but also carpeting and paint (they let us pick the colors), a couple of new appliances (while leaving a couple that they wanted to replace but we recommended against), a laundry list of misc. fix-it items addressed by a handyman, termite inspection and clearance pre-list, to name a few. It's not so much what they did but that they did what was needed. Absent that, we would still be on the market.

And, yes, the message sounds trite on the face, but too often we see sellers fearful of coming clean thinking they will scare away the buyers. It is quite the opposite. And if the buyers are going to be frightened off, I would must rather that happen on day three than on day 17 or worse... after close.

Wow, my mom was right, "honesty is the best policy"!

Out of curiosity, what were the improvements the sellers made on your suggestion?
