Some Homes Just Scream Shoot Me (At Night)

 Marketing a listing is no longer an undertaking for the less-inspired (or less-capitalized). It takes time and money, but it mostly takes a tool box runeth over for giving each home the full-exposure it deserves.

We have never believed in a marketing “class system”. What is good for the goose is typically good for the gosling as well, yet sometimes a home will have features or a location which just call for something different.

Here is a photo of our newest listing which was taken Friday.

It is lovely, of course, but this particularly home’s uniqueness required a little extra pizzazz. Enter Twilight Photography:

This custom Del Cerro Heights home lights up like a candle with the nighttime shooting, but it is the view that really cried for an evening shoot. San Diegans know about our summer marine layer which is admittedly not the end of the world, unless you are trying to promote a view home.

WOW! That is fabulous - did you take the photos yourself? I have two semi professional photographers in my family and so all my homes get great pictures also - no matter if they are 100K or 900K homes! My husband belongs to some kind of house photo group on Flickr that he gets some good tips from.

Tara - I gave up on taking my own photos long ago. I am pretty good, but the people who do this as a profession are far superior.

Greg - The twighlight shoots command a premium: $350 per home and two to three hours of my time. This is worth every penny however, and the cost pales in comparison to the cost of producing the subsequent color, glossy, cardstock, double-fold brochures which we provide both inside and out (same quality). In this market, we have homes that are on their 600th. I’ll let you guess what these run per piece.

I’m with Greg - fantastic photos. They make me want to buy the home right now — though I certainly couldn’t afford the price range!

Kris, that is definitely worth it. It’s the sort that makes you stop and really look at a place when you’re cruising through a series of potential homes for sale.

Excellent work. I can feel the home.
Twilight photos do have a warmness to them. You might also consider incorporating a few night photos, using nightscaping techniques, to produce dramatic, often striking. results. I call it curb appeal after dark. This home appears to have night landscaping features and would be a good candidate. This post shows some examples.

Beautifully done- another wonderful example of how hiring one of the best in the business, including their knowledge of marketing and promotion benefits the client.

Intimate knowledge of the area, and how to best market property in that area is essential to getting the highest price for a property.
