One city thrives because it is chased by cash-heavy buyers looking for a lifetstyle.  The other city acts like the rest of the real estate market  because of its affordability. That feature is gone.  Exacerbate the softening with overleverage, and the decline will be steeper.

So, we can go into a deep recession and certain markets will thrive while others are decimated.  An opportunity for the well-landed gentry to parlay their equity into some good investment properties these next 2-4 years?</description>

But I base my forecast on empircal data; Data that I observe and study almost every day. We are already almost two years into this downturn with a relatively modest adjustment in sales prices (5%-8% on average). By this time in 1992, we were already down by 20%, or more. We appreciate comments from everyone, but you hurt (destroy) your own credibility by making wildly speculative comments without any evidence to support your position. Just your saying it does not make it so. But I guess you do have a 50/50 chance...</description>
