details on the tax exemption:

You can qualify for an exemption in less than 2 years if you move for health or work circumstances. You only get a prorated exemption. If you stay the full two years, you also only get $250,000 in profit tax free for each "qualifying" owner. So, if you are one of the lucky many from the 90's who stands to make more than a 1/4 million on a sale (or 1/2 million if you are married), you still have to pay taxes on some of it.

Treasury Decision 9030 and Treasury Decision 9031 have all the details.

Thanks again, Noah, for the FAB post. It allowed me to make our annual trip to Lake Arrowhead for the holidays yesterday knowing things were in good hands. Now I have some feed reading to catch up on!

Good job Noah! San Diego is a place I have always wanted to, yet not had the chance yet. Now I'll make sure my priorities are in place before selling my house to finance that trip. Do people really do this?

Insightful thinking on why to sell or not sell. Difficult to make that decision purely rationally, since home ownership is such an emotional thing.
